Investment routes

Four qualifying routes, one residence permit.

Since 2023, real estate no longer qualifies. The programme is now built around funds, business and cultural investment, and choosing the right vehicle is a legal and financial decision we help you make with independent advice.

Subscription of units in CMVM‑regulated venture capital or private equity funds, with at least 60% allocated to Portuguese companies and no direct or indirect real estate exposure.

Cultural & heritage support

A donation supporting artistic production or the preservation of national cultural heritage, in projects approved by the Ministry of Culture. The lowest entry point of the programme.

Capital applied to research activities conducted by accredited public or private institutions integrated in the national scientific and technological system.

The Golden Visa was designed for investors who want a foothold in the European Union without relocating their life or their tax residence.

Whole family included

Spouse, children under 18, dependent children up to 26 (typically full‑time students), parents over 65 and dependent parents under 65 obtain residence permits under a single investment.

Minimal stay requirement

Seven days in the first year and fourteen days per subsequent two‑year period. No relocation, no mandatory tax residence.

Free movement in Schengen

Travel visa‑free across the Schengen Area and enter or stay in Portugal at any time, for as long as you wish.

Permanent residence at year 5

After five years of maintained investment and compliance, you may apply for permanent residence, unaffected by the 2026 law.

Full access to services

The permit grants the right to live, work and study in Portugal, with access to public healthcare and education.

Path to citizenship

Legal residence under the Golden Visa counts towards naturalisation, currently 7 or 10 years depending on nationality.

Can I still qualify by buying property in Portugal?
No. Real estate was removed from the programme in October 2023, and qualifying funds may not hold direct or indirect real estate exposure. You can still buy property in Portugal for your own use, it simply no longer counts as a qualifying investment. Our Real Estate team handles both tracks in parallel.
What is the minimum investment today?
The lowest entry point is €250,000, through the cultural and heritage donation route (€200,000 in low‑density areas). In practice, most investors choose the €500,000 investment fund route, which preserves capital and is professionally managed.
How long do I need to stay in Portugal each year?
Seven days in the first year and fourteen days in each subsequent two‑year period, an average of about seven days per year. There is no obligation to relocate or to become a Portuguese tax resident.
Can I still get citizenship after 5 years?
Not under the law in force since 19 May 2026. Naturalization now requires 7 years of legal residence for EU and CPLP nationals and 10 years for other nationalities. Permanent residence application, however, remains available in year five, and applications filed before the new law follow the previous rules.
Which family members can be included?
Your spouse or recognized partner, children under 18, dependent children up to 26 (typically full‑time students), parents over 65 and dependent parents under 65. All under the same qualifying investment.
What happens if my fund investment loses value?
Fluctuations in value do not affect your residence permit. What matters legally is that the minimum amount was invested at application and that you maintain the investment for the required period. Redeeming early, however, can put your permit at risk.
